What does TSS zoning mean?

The Traditional Shopping Street district (TSS) is a mixed-use zoning classification in the City of Madison Zoning Code (Chapter 28). Properties in this district are subject to density, height, lot coverage, and use restrictions specific to TSS.

Development potential in TSS

The minimum lot area per dwelling unit is 1,000 sq ft. On a typical 5,000 sq ft lot, this allows up to 5 units by density alone. An FAR limit of 3 may further constrain total floor area.

Maximum building height: 64 feet (5 stories). Maximum lot coverage: 80% — the total footprint of all buildings cannot exceed this share of the lot.

Yes — Accessory Dwelling Units are allowed in TSS zoning.
