What does NMX zoning mean?
The Neighborhood Mixed-Use district (NMX) is a mixed-use zoning classification in the City of Madison Zoning Code (Chapter 28). Properties in this district are subject to density, height, lot coverage, and use restrictions specific to NMX.
Development potential in NMX
The minimum lot area per dwelling unit is 1,500 sq ft. On a typical 5,000 sq ft lot, this allows up to 3 units by density alone. An FAR limit of 2 may further constrain total floor area.
Maximum building height: 52 feet (4 stories). Maximum lot coverage: 75% — the total footprint of all buildings cannot exceed this share of the lot.
ADU eligibility in NMX
Yes — Accessory Dwelling Units are allowed in NMX zoning.
To be ADU-eligible, your lot must also be at least 5,000 sq ft, have 1-8 existing dwelling units, and be residential. ADU-specific rules (1,000 sq ft max footprint, 25 ft max height, 3 ft setbacks) apply regardless of the base zoning district.
